NIB (NON- INTEREST BASED ) MODES OF FINANCING It is to get rid of interest/ usuary/ Riba from our economy and banking system. It is to transform our banking system strictly in line with the teachings of Islam. To achieve these objectives there must occur a basic change in the relationship of banker and customer. Under NIB financing bank is no more a lender of money rather it should become a partner of the business. Three broad categories of NIB financing are as under
27
•
Financing by lending
•
Lending with service charges (Ju’ala)
•
Lending with out service charges (Qarze Hasana)
Trade related Modes of Financing: MARK-UP (BAI-MUAJJAL) Financing Institutions shall buy an item at the request of the customer. The seller should deliver the goods to the buyer while the buyer agrees to pay the price at a later stage. Repayment can be lump sump or in installment at marked up price. MARK DOWN This mode of finance is used for discounting/ purchase of bill of exchange and/ or documents. The profit is secured from the difference in the face value and the marked down price of the bill. LEASING Two types of leasing •
Operating Lease
•
Financial Lease
There are two parties in lease financing Lessor (The bank) and Lessee (the customer). Lessor should purchase the fixed asset (Plant and machinery) and shall retain its ownership. The lessor should give possession of the asset to the lessee for use. The lessee pays a rent of the asset for a specified period. The leasing banks are generally less concerned about financial of the lessee. HIRE PURCHASE (BAI-SALAM) Under this finance banks cater to the fixed investment needs of various sectors. The assets are purchased on t ownership basis. Repayment includes a part of the principal and a share of profit earned from the assets. It is so adjusted that at the end of the agreement the amount of finance and share of profit is fully amortized. Mode of repayment is monthly installment. In case of default banks can take possession of the asset.

SWOT ANALYSIS SWOT is the abbreviation of four words these are S stands for strength W stand for weaknesses O stands for opportunities and T stand for threats. Strength and weaknesses are the internal factors of the organization and it also known as the micro factors but the opportunities and threats are the external factors and these are known as the macro factors micro factors are controllable factors but the macro factors are not controllable. This is the theory that when ever the organization form then they have to come to know about their strength the they come to know about their weaknesses then the have to find out their opportunities and then they come to know about their threats but according to the latest theory the word SWOT is know as WOTS according to them they said that a new organization never come to know about their strengths first always they come to know about their weaknesses first then they come to know that what opportunities they have in the particular sector and then they have come to know about their competitors and at the last they come to know about their strengths. 69
Government Interventions Undue government intervention in shaping the istrative policies of the bank due to being a public sector entity. High Ratio of non-performing loans Historically high ratio of non-performing loans. This ratio has been managed down due to balance sheet growth. In addition, these loans have now been adequately provided. Low rate of interests HBL Bank has low rate of interests on Pls as compare to the other banks but they have some good rate of interest in their products like value a/c but its rates are also not too good as compare to the other banks. Charges of cheque book The other reason that many times there is conflict of the Bank customers have those they why they have to pay to the bank. Customers are on right because many of the banks are not charging for cheque book. Transaction charges The other weakness of the HBL Bank that they have charging the transaction charges at first the State Bank have start but after a few months State Bank stop that but HBL Bank still have that in their profit and loss that they charge transaction charges. Increment in employee’s salaries The other main weakness of the Bank is that they are not increment their employee’s salary according to the world labor organization that is 10 % every year but in Bank such thing is not happens according to that rule. Late Promotions The other thing that for the employee’s point of view the weakness is the Bank is that they are to promote their employees even they have a time of promotion but they are not promoted that is also not fair with the employees.
70
Un-balances appreciation No balance appreciation are there at HBL for every employees the officers who are below grade are not awarded as compare to the higher grade officers like cashiers, operators etc.

THREATS Following are the threats faced by the HBL these are almost the same threat, which is faced by the other bank also because the threat is the micro factor, and it is not in the hands of the organization it’s the environmental factor. Competitors HBL have the threat from their competitors in their main competitors are Standard chartered, ABN Amro, Muslim Commercial Bank etc. because to compete each other they have to launch the different products and different things to attract their customers. 71
Government policies The main thing that is the threat for the HBL is that is the government policies that in the political situation like our country no one does not know that what going to be happen in future not future perception. Same as the government that no one knows that what type of policies they have in future so this is the biggest threat for every industry. Concentration risk Concentration risk is high as major exposure is towards the textile sector and government, as is the case with most of the Nationalized Commercial Banks Consolidation Consolidation in the banking sector resulting in increased competition.
