ELACION, with residence and postal address at Poblacion, Lawaan, Eastern Samar, Philippines, for and in consideration of the sum of FOUR HUNDRED THOUSAND PESOS (Php 400,000.00), Philippine Currency, in hand paid full by ROSARIO G. AMON (Vendee) of legal age, Filipino, single, with residence and postal address at 2505 Chapel Hill Unit C, Springfield IL 62702, United States of America, do hereby SELL, TRANSFER and CONVEY by way of absolute sale to the herein VENDEE, her heirs, successors and assigns, a parcel of land together with the improvements thereon found and more particularly described as follows, to wit: A parcel of agricultural land located at So. Tabok, Beta-og, Lawaan, Eastern Samar, with an area of five thousand seven forty four (5,744) square meters, more or less, covered by Original Certificate of Title No. 2873issued by of Deeds of the Province of Eastern Samar, declared for taxation purposes in the name of Florentino Elacion under Tax Declaration ARP No. 99-12011-00149, designated as Cadastral Lot No. 1547CAD-418-D, Assessor’s Lot No. 050, Sec. 40, with Market Value of Php9,422.65 and Assessor’s Lot No. _____ with market value of Php3,770.00 bounded as follows: North by Lot No. 047 Maria Aquino; East by Lot No. 038, Brgy. Beta-og; South by Lot No. 052, Bonifacio Gañas, Lot No. 051, Myrna Tiozon & National Road; and West by Lot No. 046,Bonifacio Gañas and Beta-og Creek.
That I am the absolute owner of the above described real property having bought the same from the previous owners and attached is the absolute sale;
That I do hereby warrant to maintain the good and peaceful possession ownership in favor of the herein VENDEE, her heirs, successors and assigns and shall defend the same from any claim of any third persons. It is hereby mutually agreed that the VENDEE shall bear all the expenses for the execution and registration of this deed of sale.
